The Website is operated by Gummadi Raghava Rao, doing business under the brand name Own A Plot ("Own A Plot", "we", "us" or "our").

By accessing the Website, submitting an enquiry, requesting project information, downloading material or booking a site visit through the Website, you acknowledge that you have read, understood and agreed to these Terms. If you do not agree, please do not use the Website.

2. About Own A Plot

Own A Plot provides property discovery, project information, marketing support, buyer assistance, site-visit coordination and related facilitation services for plotted developments and other real-estate opportunities.

Unless a project page or legally binding project document expressly states otherwise, Own A Plot is not the landowner, developer or promoter of every project displayed on the Website. Individual projects may be owned, promoted and developed by independent third parties. The identity and legal role of the relevant landowner, developer, promoter or authorised channel partner must be confirmed from the documents relating to that specific project.

These Terms govern use of the Website only. They do not replace any application form, booking form, allotment letter, agreement of sale, sale deed, development agreement or other contract entered into for a particular property.

3. Eligibility and Lawful Use

You may use the Website only if you are legally capable of entering into a binding contract under applicable Indian law. If you use the Website on behalf of a company, partnership, trust or another person, you confirm that you are authorised to act on their behalf.

You agree to:

• provide accurate and current information when submitting an enquiry;
• use the Website only for lawful personal or business purposes;
• independently evaluate any project or property before making a decision; and
• comply with all laws applicable to your use of the Website and any subsequent transaction.

4. Nature of Website Information

All project descriptions, location details, maps, road connections, travel times, photographs, videos, drone footage, layouts, floor plans, amenities, dimensions, prices, availability, approvals, development updates and other materials displayed on the Website are provided for general information and initial project evaluation.

Website content does not constitute:

5. Project Approvals and Regulatory Information

References to DTCP, HMDA, TG RERA or any other approval or registration are based on project information made available to us at the relevant time. Approvals, layout permission numbers and RERA registrations may apply only to a specific project, phase, survey number or portion of a development.

Before paying any amount or signing a document, you should verify, as applicable:

• the promoter's and landowner's legal identity;
• title documents and link documents;
• encumbrance certificate and relevant revenue records;
• approved layout and LP number;
• applicable RERA registration and registered project details;
• survey numbers, plot number, dimensions, facing and boundaries;
• sanctioned road widths and permitted land use;
• phase-specific approvals and development obligations; and
• the draft agreement, payment schedule and registration costs.

Display of an approval logo, registration number or document summary on the Website does not replace verification of the complete and current document through the relevant government or regulatory authority. Buyers should consider obtaining independent advice from a qualified property lawyer, surveyor, tax adviser and financial institution.

6. Prices, Offers and Availability

Prices, starting prices, payment plans, discounts and promotional offers displayed or communicated are indicative unless confirmed in a dated written cost sheet issued for the selected plot. Pricing may vary based on project, phase, plot size, facing, location, availability and commercial terms.

Unless expressly stated in writing, quoted prices may not include stamp duty, registration charges, taxes, documentation charges, maintenance deposits, corpus funds, utility charges, development charges, loan expenses or other statutory and transaction costs.

Plot availability can change without notice. A plot shown as available online or during an enquiry is not reserved until the authorised recipient confirms the booking in writing and all applicable booking requirements are completed.

Own A Plot does not guarantee that any project, plot, price, offer or payment plan will remain available.

7. Maps, Connectivity and Infrastructure References

Maps and location graphics may be simplified, not drawn to scale and intended only to help users understand broad connectivity. Distances and travel times are approximate and may vary by route, traffic, road conditions, measurement method and future changes.

References to highways, the Regional Ring Road, proposed roads, industrial corridors, educational institutions, hospitals, airports, SEZs, employment hubs or other infrastructure are informational. Government sanctions, alignments, acquisition, construction schedules, names and completion timelines may change. You should verify current information with the relevant authority before relying on it.

8. Images, Videos, Layouts and Artist Impressions

Current-site photographs and videos are intended to show the project condition at or around the time they were recorded. Construction and landscaping may change after recording.

Architectural renders, proposed villas, clubhouse images, master-plan illustrations, amenity visuals and other computer-generated images may be artist impressions. They are illustrative and do not guarantee final appearance, specifications, dimensions, materials or completion.

Only amenities, infrastructure and specifications included in the applicable approved plan and binding project documents should be relied upon. Confirm current phase-wise execution and maintenance status during your site visit.

9. Site Visits

Site visits are subject to confirmation, representative availability, weather, access restrictions and on-ground conditions. You are responsible for your own transportation unless expressly agreed otherwise.

Real-estate sites may contain uneven ground, construction activity, open drains, machinery or other hazards. Visitors must follow safety instructions, supervise children and avoid restricted areas. To the extent permitted by law, Own A Plot is not responsible for injury, loss or damage caused by ignoring safety directions or entering unauthorised areas.

A site visit is provided for inspection and discussion; it does not create a booking, allotment or purchase obligation.

10. Enquiries and Communications

When you submit your name, phone number, email address or enquiry through the Website, WhatsApp or another channel, you authorise Own A Plot and relevant service representatives to contact you regarding the requested project, site visit or related services by telephone, SMS, email or WhatsApp.

Marketing communication will be handled in accordance with applicable law and our Privacy Policy. You may request that optional marketing messages stop by replying with an opt-out request or contacting us at info@ownaplot.in. Service-related communication concerning an active enquiry or transaction may continue where necessary.

Please do not send passwords, OTPs, complete payment-card details or unnecessary sensitive information through Website forms or WhatsApp.

11. Booking Amounts, Payments and Property Transactions

Do not transfer money merely because payment instructions appear in an unsolicited message. Before making any payment, verify the recipient's legal name, bank account, authority to collect funds, selected plot, project phase, applicable terms and refund or cancellation conditions.

Unless Own A Plot expressly issues an authorised written receipt in its own legal capacity, any booking amount or property payment is governed by the receipt, booking form and agreement issued by the relevant promoter, developer, landowner or authorised entity.

Cancellation, transfer, refund, forfeiture, delay, possession, development and registration terms are governed by the applicable written transaction documents. Website content or informal conversations do not modify those documents.

Own A Plot is not responsible for payment made to an unauthorised person, personal account, unverified UPI ID or fraudulent third party.

12. Loans, Tax and Investment Outcomes

Any loan assistance is facilitative only. Loan approval, interest rate, valuation, eligibility, disbursement and repayment conditions are determined solely by the relevant bank or financial institution.

You are solely responsible for your purchase decision and should obtain independent financial, tax and legal advice.

13. Intellectual Property

Unless otherwise stated, the Website design, brand name, logo, text, graphics, photographs, videos, code and other original content are owned by or licensed to Own A Plot and are protected by applicable intellectual-property laws.
