What Are Prohibited Properties in Telangana?
Section 22-A is not simply a list of “disputed plots.” A Sub-Registrar may refuse specified documents when the property or transaction falls within a prohibited category.
The main categories broadly cover:
Transfer barred by another law
Property whose alienation or transfer is prohibited under an applicable State or Central law.
Government-owned property
Unauthorised transfer of property owned by the State or Central Government.
Endowment or Waqf property
Specified unauthorised transfers or longer leases involving religious, charitable endowment or Waqf property.
Ceiling-surplus land
Agricultural or urban land declared surplus under the applicable land-ceiling framework.
Properties notified to protect recognised interests
Notified properties where registration may affect governments, local bodies, institutions, court attachments or specified public claims.
Important: Absence from an online result is not a government guarantee of marketable title. Presence also does not explain the complete history. Identify the clause, survey, subdivision, extent and supporting notification or order.
Prepare before searching
Details Required to Check Prohibited Land by Survey Number
Collect identifiers from registered and sanctioned documents—not from a brochure or WhatsApp message. A village spelling variation, missing subdivision or parent survey covering multiple plot blocks can produce an incomplete search.
| Required detail | Where to find it | What to match |
|---|---|---|
| District and mandal | Sale deed, ROR or Pattadar Passbook | Current administrative jurisdiction |
| Revenue village | Parent deed, EC or land record | Revenue village—not only the marketing location |
| Survey number | Parent deed and sanctioned layout | Every survey underlying the offered plot |
| Subdivision | Latest ROR, survey record or deed | Exact suffix such as /1, /A or later subdivision |
| Extent | Parent document, ROR and layout statement | Whether the whole or partial extent is affected |
| Plot number and block | Sanctioned layout plan | Cross-reference the plot to its parent survey |
| SRO jurisdiction | Registered deed or official jurisdiction search | Office that would process the document |

How to Check Prohibited Properties in Telangana Online
Use live government records and retain a dated copy. Portal labels can change, so focus on the survey identifiers rather than following an old screenshot blindly.
Identify every parent survey and subdivision
Obtain the sanctioned plan and parent schedule. List every survey and subdivision under the block containing the offered plot.
Open the Telangana Registration search
Use the official prohibited-properties page. Enter the district, mandal, village and survey details requested by the live form.
Cross-check Bhu Bharati
Review the Bhu Bharati prohibited-lands page. Compare the survey, subdivision, land nature and extent shown with your documents.
Read the category and affected extent
Record the Section 22-A clause, classification and whether the entry covers the whole survey or only a defined portion.
Match the result with the offered plot
Compare it with the parent title, EC, ROR, sanctioned layout, boundaries and applicable approval. Pause if identifiers do not reconcile.
Recheck before payment and registration
Save the dated result. Repeat the search before a material advance and again before document presentation.
Best practice: Ask the seller or developer to identify the exact parent survey in writing. Then perform your own check and obtain independent property-lawyer review.
The detail many plot buyers miss
Match the Plot Number to the Parent Survey
A layout may market “Plot 125, Block B,” while the government database is organised around revenue identifiers. Follow: plot number → layout block → parent survey/subdivision → extent → seller’s title schedule.
For example, a buyer considering a plot near Nandikandi should obtain the phase-wise sanctioned layout, identify the survey numbers beneath that exact phase, search each relevant survey/subdivision, and match the result with the LP and applicable TG RERA record.
If only part of a survey is prohibited, a verbal claim that “our plot is outside that part” is not enough. Ask for the subdivision record, survey sketch, affected-extent order and professional boundary correlation.
Do not assume: Layout approval, RERA registration, a bank loan, an earlier deed or a clean EC proves that the exact plot is outside every prohibited category. These separate checks must agree.
Interpret the output carefully
What Different Search Results Mean for a Buyer
| Result | What it may mean | Buyer action |
|---|---|---|
| Survey appears prohibited | A registration restriction may apply | Do not pay; obtain the clause, order and affected extent |
| Only part is affected | One subdivision or portion may be covered | Require correlation to the exact plot |
| Subdivision differs | Records may have changed or search is incomplete | Reconcile old and new subdivisions officially |
| No Records Found | Wrong details, jurisdiction mismatch or unavailable data is possible | Do not treat it as clearance; verify with SRO/revenue authority |
| No entry returned | No matching entry appeared at that time | Continue title, EC, approval and survey checks |
| Portal conflicts with documents | Old classification, error or unresolved issue is possible | Seller/owner should resolve it before sale |
No single document is enough
Section 22-A Check vs EC, ROR and Layout Approval
| Check | What it helps establish | What it does not prove alone |
|---|---|---|
| Section 22-A search | Whether the matching property/document is shown under a prohibited category | Complete ownership chain or freedom from every claim |
| Encumbrance Certificate | Indexed registered transactions for the searched property and period | Unregistered interests, title or absence from prohibited list |
| ROR / land record | Recorded pattadar, survey, extent and land-nature details | Conclusive marketable title in every case |
| Sanctioned layout | Approved plots, roads and open spaces | Seller title or every parent-survey clearance |
| TG RERA record | Project registration details where applicable | Independent title opinion for the plot |
| Physical survey | On-ground location, measurements and boundaries | Ownership or registration eligibility |

What Should You Do If the Property Is Listed?
Do Not Proceed On
- A verbal promise that removal is “almost done”
- A pending grievance application number
- An old screenshot showing a different status
- A claim that an earlier deed proves clearance
Require Before Proceeding
- Exact clause, classification and affected extent
- Supporting notification, order or list entry
- Final competent-authority outcome
- Corrected live record and legal review
Official Bhu Bharati grievance route
The Bhu Bharati FAQ says removal can be requested through the grievance service. The current manual shows: Citizen Login → ROR Corrections → Grievance relating to inclusion in Prohibited Properties List.
The applicant fetches the survey, provides identity and reasons, uploads supporting documents, submits the request and completes MeeSeva eKYC. Review the official grievance user manual.
Buyer caution: Filing is not deletion or registration clearance. The seller or recorded pattadar should resolve the issue before a buyer enters a binding transaction.

Frequently Asked Questions About Prohibited Properties
How can I check prohibited properties in Telangana?
Collect the exact district, mandal, revenue village, survey number and subdivision. Search the official Telangana Registration page and cross-check Bhu Bharati. Match the result with the parent deed, EC, ROR and sanctioned layout.
Can I check prohibited land using only a plot number?
Usually no. These records are tied to survey numbers and subdivisions. Map the plot number to its sanctioned layout block and parent survey.
Is an Encumbrance Certificate enough before buying a plot?
No. An EC does not replace the prohibited-property search, title review, ROR, layout approval, RERA check where applicable, physical survey or authority verification.
If no prohibited entry appears, is the plot legally clear?
No. It only means no matching entry appeared for that search at that time. Continue title, EC, land-record, approval, access, mortgage, litigation and boundary checks.
Can only part of a survey number be prohibited?
Yes. A restriction may affect a subdivision or defined extent. Correlate the affected portion to the plot using official survey records.
What does “No Records Found” mean?
It is not a clearance certificate. Recheck the details and verify with the concerned SRO and revenue authority.
How can an owner request removal from the prohibited list?
Bhu Bharati provides a grievance service under ROR Corrections. The applicant submits property details, reasons and documents, then completes eKYC and departmental processing. Filing does not guarantee removal.
Should I pay an advance if removal is in progress?
Do not rely on a pending application or verbal assurance. Wait for the final authority outcome, confirm the corrected live record and obtain independent legal review.
